Planning Approval on City Fields, Wakefield – Phase 1 (Parcel 6) Site

We are thrilled to announce that the first phase of development at land off Neil Fox Way, Wakefield (known as City Fields Phase 1 – Parcel 6) has been granted planning permission.

The site forms part of the City Fields regeneration, on behalf of Wakefield Council, for the construction of 135no. residential dwellings including a mix of affordable and open market sale properties.

The proposals form a natural extension to adjacent development phases, whilst bringing to life the aspirations of the adopted Masterplan Framework.

The design concentrates on creating a successful ‘place’ for people to live. Building layout and style, hard and soft landscape, highway design and use of materials all work together within the development to create a cohesive overriding character. These elements also consider local context to ensure that the design fits harmoniously into its surroundings.

Building typology comprises a mix of detached, semi-detached, and mews style properties, which are 2 storeys in height, along with a small percentage of 2.5 storey houses. Varied ridge heights are a common theme throughout the development enforcing urban character and contributing to visual interest within the streetscape.

The Site forms 6.29 hectares of land, situated to the south of ‘Neil Fox Way’. The parcel currently comprises open grassland used for agricultural purposes.

The Site forms part of the City Fields regeneration proposals, forming Phase 1 (known as parcel 6).
