MPSL were appointed by Lancet Homes to develop a former brownfield site in Royton town centre into a modern development of 14 bespoke, energy efficient, two and three bedroom homes in partnership with First Choice Homes Oldham.
With high demands for affordable housing in Oldham, a full planning application was submitted by ourselves on behalf of Lancet Homes to develop a one off development of contemporary 2 and 3 storey houses for affordable rent and shared ownership to a brownfield site in Royton.
The new build homes come as the housing association, First Choice Homes Oldham, announced that it had signed deals with Lancet Homes to build 28 houses across the borough. Following a majority vote of approval by Oldham Council in early 2022 work had begun on site with the aim of completion for Winter 2023.
The design ethos has been to create a bespoke residential development, by incorporating a modern approach on traditional design features. Properties have been designed to reflect the historic terrace urban form, featuring a repetitive door and window alignment.
House types have gables which bookend the streetscape with an asymmetric roof design, which reflects the Halfway House Pub further North of Rochdale Road, this design not only looks great, it can help reduce overshadowing to the rear gardens.
The materials palette comprises a red multi facing brick with grey roof tiles. Architectural features have been carefully chosen to create variety and interest within the streetscape, and include projecting brick details, grey window frames and deep window apertures. Recessed porches provide residents with a sheltered entrance and continue the contemporary aesthetic removing the need for door canopies.
Residents were able to collect their keys from October 2023, following the completion of site. Its is fantastic to see the excitement of the local community around these new homes.

The build brings a welcome boost to the number of affordable homes available locally, where demand outstrips supply, and is part of FCHO’s ambitious development strategy to bring forward 1,100 new homes across a range of tenures in Oldham and surrounding areas 2020-2026 to help meet housing need and improve the lives of local people.
