Work Begins on Forge New Homes’ Welbeck Gardens Development

The Site was formerly a community hospital operated by the NHS, and ceased operating in January 2019 when it was transferred to Homes England under the Public Sector Land for Housing Programme. All former buildings and associated hardstanding were demolished, and removed from site in February 2020.

Sustainably located to the north east of Bolsover Town Centre, with ease of access to local amenities and facilities. A bus stop is located to the north, positioned off Welbeck Road providing access between Markham Vale and Bolsover.

The development gained approval for the construction of 58no. residential dwellings, and will provide a variety of property tenures, which include, open market and affordable properties.

The layout is formed from good ‘Urban Design’ practice, creating a logical extension to the urban settlement boundary, and a development which provides an appropriate density for its locality.

A review of local built character played an important role during the design and development of the site, ensuring that the scheme complement the existing character of Bolsover, whilst creating a distinct sense of place.

All properties across the Site will be constructed in a consistent style, creating a seamless and coherent development which does not differentiate between tenures.

The overall mix has been carefully thought through with the client, ensuring that a sustainable well-balanced neighbourhood is created, which offers a mix of smaller starter homes and larger family homes.

Character is created through a change in materials, and their position within the Site. A mixture of light / dark red brick facings with either red or grey roof tiles will be used across the Site.

Reconstituted stone properties have been strategically positioned to create focal buildings across the Site, and are a node to the existing character of Bolsover.

The proposed architectural details have been carefully chosen to create a modern interpretation of traditional houses within the local area. Details create variety and interest across the Site, whilst forming character and distinctiveness.

Details include deep window apertures, recessed porches, prominent gable features, and slightly projecting brick detailing, which in its self creates subtle shadowing and character.

Varied ridge heights are a common theme throughout the development, enforcing the urban character and contributing to visual interest within the streetscape.

The development will also look to boost the local economy with new jobs set to be created onsite throughout the construction process as Andy Beattie, Managing Director at Forge New Homes, explained:
