MPSL were appointed by Property Capital to provide Architectural Services in respect of an Outline Planning Application for new housing on a green field site in 2016. The Application was successful & Duchy Homes then proceeded to purchase the site in order to develop the scheme through to completion. MPSL were then instructed by Duchy Homes to submit a detailed Reserved Matters Planning Application.

The Proposal

The reserved matters planning application was for 44No high quality houses including an element of affordable homes. The scheme includes retention of trees, open space & focal buildings including a range of bespoke detached house types.

The Challenges

The site is heavily constrained by it’s proximity to the flood zone. Our task was to create a high quality & efficient layout which maximised key frontages.

The Outcome

The proposal received satisfactory Planning Consent in 2018. MPSL were further retained to produce Working Drawings & provide technical support for the construction phase.
